Our commitment to fair and transparent transactions.

At Assam Home Rentals, we prioritize transparency and fairness in all transactions conducted within our ecosystem. This Refund Policy delineates the exact conditions under which refunds, cancellations, and transaction disputes are managed.

1. General Platform Economics

Assam Home Rentals operates fundamentally as a free-to-use search and discovery platform for Tenants. We connect Tenants directly with Property Owners. We unequivocally do not charge Tenants any brokerage, commission, or finders fees. Consequently, there are no platform-side tenant fees subject to refund.

2. Owner Services and Premium Listings

We offer optional premium visibility packages for Owners to aggressively market their properties. These transactions are strictly governed by the following refund protocol:

  • Eligible Refunds: A full 100% refund is issued if a premium listing fails to publish due to internal backend errors, payment gateway glitches, or administrative rejection of the listing prior to publication.
  • Non-Eligible Refunds: We do not offer refunds once a premium listing has been successfully published and made visible to the platform user base, regardless of the number of inquiries or leads generated. Premium services guarantee visibility, not guaranteed tenancy.
  • Claim Window: Owners must formally initiate a refund dispute for failed technical transactions within 7 calendar days of the charge via our support channel.

3. Rent, Tokens, and Security Deposits

Assam Home Rentals explicitly does not act as an escrow agent. We do not process, hold, or facilitate the transfer of booking tokens, monthly rent, or security deposits.

  • Direct Transactions: All financial exchanges regarding the property occur strictly between the Tenant and the Owner.
  • No Platform Liability: Assam Home Rentals holds zero liability or obligation to refund any monies transferred to a landlord/owner under any circumstance, including disagreements over property conditions, delayed move-ins, or sudden cancellations.
  • Legal Recourse: Tenants and Owners must strictly refer to the executed written Rental Agreement (Leave and License Agreement) to resolve any disputes regarding the forfeiture or retrieval of security deposits or token advances.

4. Verification Service Fees

For specialized verification services (where Assam Home Rentals deploys field executives to physically vet a property and issue a "Verified Badge"), the fee is strictly non-refundable once the field executive has been dispatched, irrespective of whether the property passes or fails the verification protocol.

5. Processing Architecture

All approved refunds are programmatically routed back to the original method of payment (Credit Card, Debit Card, UPI, or Netbanking) utilized during the initial transaction.

  • Timeline: Typical processing by our payment gateway partners takes between 5 to 7 business days to reflect in your financial statement.
  • Anomalies: Delays beyond 10 business days caused by inter-bank routing issues should be escalated to our financial support team.

6. Dispute Escalation

If you detect an unauthorized charge originating from Assam Home Rentals, or wish to appeal a refund decision, immediately contact our billing department:
