The 'Out of Town' Landlord
The owner claims to be out of town (often in the army or abroad) and asks for an advance deposit to send you the keys via courier before you can view it. Never pay money upfront without physically inspecting the property and meeting an authoritative representative.
The 'Too Good To Be True' Bait
A luxury fully-furnished apartment listed at a suspiciously low price for the neighborhood. Scammers steal photos from luxury hotel websites or Pinterest to lure victims. If the deal feels unreal, it is highly likely a trap.
Fabricated ID & Ownership Documents
Scammers frequently share forged Aadhaar cards, PAN cards, or Army IDs to gain trust via WhatsApp. Remember: sharing an ID photograph does not prove ownership of the listed property.
The 'Urgent Holding Token' Pressure
You are pressured to transfer a small 'refundable holding token' immediately because there are 'many other interested tenants'. Scammers create false urgency to rush your payment before you can verify details.

Physical Verification is Mandatory
Always visit the property physically during daylight hours. Check the condition of walls, water supply, cellular network reception, and electrical fittings.
No Advance Without Paperwork
Never transfer money without a signed agreement or at least a formal receipt outlining the property address and the nature of the transaction (e.g., 'Token for 1BHK at GS Road').
Verify the Neighborhood
Speak briefly with neighbors or local shopkeepers to confirm the safety of the area and verify if the person claiming to be the owner actually is the landlord.
Digital Payment Traceability
Always use traceable payment methods like Bank Transfer (NEFT/RTGS) or UPI linked to verified accounts. Avoid cash transactions for heavy deposits.

If you encounter a suspicious listing, a fraudulent owner, or someone demanding money before viewing:
- 1. Do not pay. Immediately cut off communication.
